These terms and conditions govern the use of the condo management services of DILECA SOLUCIONES DIGITALES SRL, operating under the CondoÁgil brand (“CondoÁgil”, “we”) and of its digital platforms, including the condoagil.com website, the resident portal, the partner portal and the official communication channels.
By contracting our services, registering on any of our platforms or using our channels, you accept these terms in full. If you don’t agree with any part, we ask that you not use the services.
2 Description of the services
CondoÁgil provides condo management services that include, depending on the plan contracted: dues collection, communication with residents, accounting and financial reporting, coordination of maintenance and providers, and support for condo boards.
Part of our processes relies on artificial intelligence tools for repetitive tasks (reminders, reconciliations, drafting notices). Every relevant decision is reviewed and approved by CondoÁgil staff.
The specific scope of services for each condo is defined in the service agreement signed with the corresponding governing body, which prevails over these terms in the event of a conflict.
3 Registration and accounts
To access the resident portal or the partner portal you need an account. You agree to provide accurate information and keep it up to date.
You are responsible for the confidentiality of your credentials and for all activity carried out from your account. If you detect unauthorized use, notify us immediately at hola@condoagil.com.
4 Payments and billing
Management fees are set out in each condo’s service agreement and billed at the frequency agreed there.
Maintenance dues paid by residents through our platforms are credited to the accounts of the corresponding condo. CondoÁgil does not withhold condo funds except for the fees expressly agreed.
Receipts and account statements are available in the resident portal and are sent as agreed with each condo.
5 Acceptable use
You agree to use our platforms in accordance with the law and these terms. The following is not allowed: attempting to access third-party accounts or data, interfering with the operation of the systems, using the platforms to send illegal, defamatory or offensive content, or extracting data in an automated way without authorization.
We may suspend or cancel access for accounts that break these rules, notifying the condo’s governing body where appropriate.
6 Intellectual property
The platforms, the CondoÁgil brand, the logos and all the content we publish are the property of CondoÁgil or its licensors. Using the services grants you no license over them beyond the access agreed.
Each condo’s data (financial records, resident roll, minutes) belongs to the condo. When the contract ends, we hand that information to the governing body in standard formats.
7 Limitation of liability
CondoÁgil acts as administrator on the condo’s mandate and is liable for its obligations under the service agreement and the applicable Dominican legislation, including Law 5038 on condominiums.
We are not responsible for decisions made by the condo assembly or board, for residents’ payment defaults, or for service interruptions caused by third parties (internet, power or payment-gateway providers), although we work to minimize them.
8 Termination
Each condo’s service agreement sets out the conditions and timeframes for termination. When the relationship ends, we facilitate an orderly transition: handover of documents, balances, access and condo data.
Resident and partner accounts are deactivated when the relationship with the corresponding condo or program ends.
9 Changes to these terms
We may update these terms to reflect changes in the services or in the law. We’ll publish the current version on this page along with its update date and, when the change is significant, we’ll notify you through the usual channels.
10 Governing law and jurisdiction
These terms are governed by the laws of the Dominican Republic. Any dispute will be submitted to the courts of Santo Domingo de Guzmán, National District, unless the service agreement provides otherwise.
